If you’re looking to design and create your own custom home in Turkey, Bodrum is the place to go. The coastal resort, located in the Mugla area, is a cultural centre that mixes old traditional Turkish values with new modern trends. Bodrum attracts tourists and holiday home hunters from around the world. If you don’t know Bodrum, take a look at our Bodrum area guide.
Bodrum is a cosmopolitan city with a high-end lifestyle. All you could possibly need is outside your house. Combine this with the ideal Mediterranean climate of hot summers and mild winters, and you have the perfect foundation for designing and building your dream home.
The first thing you need to do is choose a good real estate agent and they will work alongside you to create your perfect home.
What is your budget?
Sit down with your agent and chat about two crucial things. The first is your budget, which will cover the costs of purchasing property, constructing a structure, obtaining legal permits, and obtaining title deeds. The second section explains how you want your new home to look. We suggest using one of the many free “Build your own house” applications available on the internet. It will only be a simple design of the floor plans at this stage.
Title Deeds for the land
Look at land plots once you know your maximum budget. Consider the points below as you go through this process:
Views from the property
Sea views for example, raise the cost of the property. Sun place for the morning, afternoon, or all-day.
Walking distance to amenities
Are all of the shops, bus lines and the beach within walking distance?
Is it better to live on a hill or flat piece of land?
You will visit the attorney to draft a contract with the land seller once you’ve found a plot. In addition to taking a deposit and getting the contract notarised, the attorney will begin the process of transferring the title deeds into your name. This can take no more than three to six weeks if all is in order.
Meet the architect
When you sign the deeds, the process takes on a life of its own. The architect, per Turkish regulations, will design the final floor plans. You will also meet with the construction company to discuss the project and the timelines for each point before it’s finished. You can view the construction at any time once it begins, or if you are outside of Turkey, your agent will send you updates.
Set up utility connections
Your agent will arrange to move the title deeds from land status to official living residence until the home is completed and all official building inspections have been accepted. They can also set up utility connections for you. Move into your custom-designed dream home after a final snagging list is completed.
How much will it cost?
A variety of factors calculates the final cost. This includes the land estate, decoration, design products, and optional extras, including a swimming pool or landscaped gardens. The agent will establish a payment and cost schedule to follow at the start of the project.
Can I see a custom built home?
Ask to be introduced to previous clients who have planned and constructed their own homes in Turkey if you want to learn more. Learn about how the agent help customers at every stage of the process by communicating with them about the process. Also, for some ideas and inspiration.
Example of a custom built property
On the ground floor, there’s an expansive open-plan kitchen, dining area, and living room. Sliding doors open onto a patio with views of the lake, landscaped gardens, and outdoor dining area. Two bedrooms can be on the first floor, each with en-suite bathrooms, and two more bedrooms are on the second floor. The floor-to-ceiling windows, which maximise natural light and any views, are a significant feature of this house.
This style can be modified, or you can look at other designs with different configurations, bedrooms, and bathrooms.
