If you are searching for the dream home in Turkey, buying a ready built or off plan property may not appeal to you. So where do you go from here? You buy your own piece of land and build yourself – well not actually you but you have a vast amount of input as to the layout and design. Plots of land are for sale all over Turkey in some amazing locations. Obviously the closer to the coast and beach the more expensive these plots are. If you want a plot with panoramic views look for something on a hill it will give truly fabulous views and you could just be a 5 minute drive to the beach.
Plot sizes differ; you can build a small villa on a 350sqm plot or go for 750sqm which affords a good sized pool and gardens or 1000sqm plot which will give you a large pool, landscaped gardens and terrace areas. If your budget allows, opt for the maximum size plot you can afford. You are only allowed to build on a percentage of the land plot as the Turkish Government has strict rules and regulations on the size of dwelling you can build in relation to the size of plot and you will be advised on this before buying your chosen plot.
There are restrictions on some nationalities buying land in certain areas of Turkey and what type of land they want to buy, these nationalities need special permission from the Ministry of Interior in Turkey and you will be advised of this at the time of your land enquiry.
When searching for a plot of land it is advisable to ask if the land already has building permission for it, ask if there is road access and whether there is electricity and water connections. Sometimes there is a gas connection but not always, gas heating in Turkey is expensive so most people don’t have it. You can cook by bottle gas which is how everyone in Turkey cooks.
A reputable agent will help you find the ideal plot of land and introduce you to established Architects in the area. You will all sit down together and put your ideas forward as to what you want. If possible put some sketches together so the Architect can see your designs and get a feel for what you want.
When viewing land plots its important to consider your future and where you expect to be, for example once your dream home is built is it for holidays only or at some point can you see yourself living in it full time maybe after retirement? This is where buying a plot in a quiet location maybe an advantage at a later date. If you decide to live on a permanent basis in Turkey you may want more privacy and not as close to the town or village centre, another bonus is plots for sale there are more affordable too.

Building plots vary in price according to location, currently there is a plot of land for sale on the Aegean Coast in a small village called Akbuk for £54,450 for a plot size of 408sqm. It is close to the sea front with sea views from the 1st floor, has all utilities in place and has building permission granted for 15% build size for a property. This is a decent plot size and within walking distance to the beach, shops bars and restaurants so you wouldn’t need a car here. Bodrum International Airport is just a 50 minute drive away from Akbuk making it easy to get to.
