The first step is to find an excellent real estate agent who will work with you to design the home of your dreams.
What is your financial plan?
Sit down with your agent and discuss two main points. The first is your budget, which will cover the costs of buying land, building a house, getting legal permits, and getting title deeds. The second segment describes how you see your new home. We recommend using one of the numerous free “Build Your Own House” applications available online. At this stage, the floor plans will only be a basic design.
Once you’ve determined your overall budget, start looking at land plots. As you go through this step, keep the following points in mind:
The land’s title deeds – are they in order? Your solicitor will make the relevant checks for you.
The property’s views – property with views of the sea, for example, is more expensive. Morning, afternoon, or all-day sun is what you need to consider also.
Amenities – are within walking distance. Is it possible to walk to all of the stores, bus lines, and the beach?
The location – is living on a hill or a flat piece of land preferable? What views are you looking for?
Your legal counsel
If you’ve found a plot, you’ll go to an attorney to draft a contract with the land seller. The solicitor will begin changing the title deeds into your name after making a deposit and having the agreement notarised. If all is in order, this should only take three to six weeks.
Meet the designer
The method takes on a life of its own once you sign the deeds. The architect, following Turkish regulations, will design the final floor plans. Before the project is completed, you can meet with the construction company to discuss the project and the deadlines for each phase. When the building starts, you can access it at any time, or your agent can give you updates if you are outside of Turkey.
Link your utilities
When the home is finished, and all official building inspections have been approved, the agent will arrange for the title deeds to be changed from property to official living residence. They can also help you set up utility connections. After a final snagging list is completed, move into your custom-designed dream house.
How far would it set you back?
Several factors determine the final cost. The land estate, decoration, design items, and optional extras such as a swimming pool or landscaped gardens are included. At the start of the project, the agent will create a payment and cost schedule to follow.
