All we need to do in our search for houses for sale in Turkey is too search a vast variety of portals on the internet in our lunch breaks or from the comfort of our own sofa at home.
Firstly congratulations as you have chosen a beautiful country to invest in. What is the reason for your investment? A holiday home, a permanent home (maybe you are retiring) or are you an investor? I am sure that if you are, you have already invested in Turkey more than ten years ago when they first let foreigners buy real estate. Whatever the reason it doesn’t matter all you need to do now is to make sure you find the right agent to guide you through this process. Look online, look for agents with a superb reputation and excellent testimonials and talk to them, they will ask many questions as they need to, to determine what exactly you are looking for.
Which area in Turkey do you want, what type of property are you looking for, maybe an apartment or a villa possibly land to have a bespoke villa built for you. What is your budget, do you need finance, how long will you stay in Turkey for (maybe a few months at a time or maybe live on a permanent basis) Do you want to rent your property when not using it yourself or is it a pure investment? Once the above questions have been answered they will have a clear picture of your requirements and are able to advise you the best they can. All a good agent wants to do is to find you the property of your dreams, somewhere to call home and be happy in. At this stage an agent will have asked you to ensure you have your finances ready to go if you see a property. If you are a cash buyer have the funds available or if you need finance make sure you have visited the bank and the offer is there ready for you.
Location is paramount and that’s the fist step, maybe a beach location, a city vibe or in the countryside with mountain views, the choice is yours. An agent will strongly recommend you visit different areas of Turkey depending on your preference. Its only with visiting somewhere that you get a feel for an area and see whether it is somewhere you feel comfortable or not. Once you have your chosen area finding a property is the easy part of your quest.
Now your agent can really get to grips with putting together a property portfolio for you for viewings. There will be off plan projects, newly built, key ready and resale’s for you to look at. All negations will be undertaken by your agent so you don’t need to get involved in it all. Now you can open a bank account and get a tax number and your agent will help you to do this. You will need to take to Turkey a utility bill from the UK or wherever you are from, proof of your address with your name on it and your passport. It is similar to opening a new bank account in the UK and we recommend you open a Sterling account and a Turkish Lira account and you will need to deposit a little amount of money into the account.
Take your time when looking for your home in the sun and make sure this is the place for you. In Turkey there are thousands upon thousands of properties for sale and at least one of them has your name on it. There are beach locations such as Altinkum and Bodrum; cities include Istanbul and Antalya or countryside there is Uzumlu or Akbuk. International flights are frequent to all the resort destinations and transfers are generally within an hour. Check your nearest airport in your home country to see how often you are able to fly direct in to your resort area. In the winter sometimes you will need to fly in to Istanbul and catch a connection flight to your resort, this is inexpensive and flight time from Istanbul is usually an hour or less.
