Turkey real estate offers incredible value for money properties; basically they are generally cheaper than most other property for sale currently in Europe. We don’t like to use the word cheap as it indicates it’s somehow a low building grade, which couldn’t be further from the truth. Most of the properties for sale in Turkey are usually near the coast whether that’s the Aegean or Mediterranean or in the popular cities of Istanbul and Antalya. If we see a headline for “cheap property in Turkey” it conjures up dingy, dark, small apartments, miles from anywhere or in awful seedy areas. It’s why we don’t use words like cheap because it in no way reflects how well built the properties are and it doesn’t describe the location in all its glory.
Which areas do foreigners buy Turkey real estate?
If they are searching for city escapes Alanya, Antalya, Bodrum and Istanbul are favourites. Beach lovers head to the likes of Altinkum, Bodrum, Fethiye and Kusadasi. Buyers who want luxury property want upmarket locations such as Yalikavak in Bodrum, Kalkan and Kas specifically. As you can see, Bodrum and its surrounding areas feature heavily in property sales as it has so much to offer anyone wanting a holiday home or investment.
What sort of real estate in Turkey are you looking for?
They start from studios to one, two and three bedrooms, often on large complexes offering facilities such as a communal pools, gym, cafe bar, small market and children’s play area. Larger complexes with several blocks of apartments offer the same as above and possibly a restaurant, indoor pool and sauna. These complexes are ideal for families with children if you don’t fancy going to the beach, you just want to stay local so babies and small tots can have their nap in the day. Although you will find that beaches tend not to be far away usually within walking distance under 20 minutes. They are also conveniently close to shops, banks, chemists and supermarkets plus cafes, bars and restaurants. Duplexes and penthouses are on the same type of complexes they have more bedrooms and larger living spaces.
A villa can be part of a complex which has a shared communal pool and many of the facilities as listed above, or even they can have private pools. They can be detached villas with their own private pool and gardens also called stand alone villas. These villas are usually on plots of 750sqm or even 1000sqm with terrace areas, private parking, bbq and gazebo areas. This type of property is perfect for those who live permanently in Turkey as more space and privacy is essential when living here full time. However it has to be said that if you live on a small complex of villas, maybe just 10, a communal pool means the cost of running it is shared between the 10 villas.
Whether it’s a luxury apartment or luxury villa it’s the ideal option to make if your finances allow. When these types of properties are classed as luxury, believe you me they are. All the finishing high end touches have been incorporated in the build, with panoramic sea views and very spacious living accommodation with huge balconies and terraces. Villas are out of this world with infinity pools and Jacuzzis on your own terrace plus indoor pools for the autumn and winter months. These villas are what you would give your right arm for and you will have seen them gracing the top magazine covers.
If you want to be able to choose your own spot and have a villa built to your own specifications this is the best option for you. You can choose the layout and exactly what you want in your own villa, maybe you want a private pool or maybe you don’t, you much prefer seating areas and landscaped gardens filled with a variety of features, the choice is yours. Land plots are usually available from 500sqm but to have a decent size with lots of privacy and space choose a plot of at least 1000sqm or you can buy several plots together. The bigger the plot the bigger you can build your house as there are restrictions on plot size to build size ratio.
